Water Heater Repair in Thornton, CO
Thornton's water averages about 200 mg/L of hardness, close to 12 grains per gallon, and the city says this fall's drought has pushed it higher than normal. That's hard on water heaters. If yours has quit, is leaking or is rumbling with scale, call and get a plumber out.
What shapes water heater trouble in Thornton
Hard water that changes with the seasons
Thornton Water says the city averages about 200 mg/L of hardness, or 11.7 grains per gallon, higher than the 60 to 180 mg/L it cites for other Front Range cities. It shifts through the year. In winter, low demand lets the city lean on its softer sources and hardness averages about 140 mg/L. In summer, when every source is in use, some areas can see up to 250 mg/L, about 14.6 grains. Hardness can also rise in spring before snowmelt reaches storage. The city's autumn 2026 update adds that drought has left less fresh snowmelt to work with, which has meant higher mineral content and hardness than normal.
The city doesn't treat for hardness. At these levels, calcium and magnesium settle in the bottom of a tank, which leads to popping or rumbling, longer heating times and, over the years, a shorter life. A yearly drain and flush helps. If you'd like softer water, the city says treatment systems can be installed but suggests researching the options first. Tankless owners should plan on regular descaling.
South Platte and Clear Creek water
Thornton's water starts as Rocky Mountain snowmelt in the South Platte basin. It's diverted from the South Platte River and Clear Creek into reservoirs, then treated at the Wes Brown or Thornton treatment plants. The city says taste and odor events often happen seasonally when algae or aquatic plants bloom in its reservoirs, and they aren't harmful. A sulfur or rotten-egg smell only from the hot tap is a different matter, usually a reaction with the tank's anode rod, and a plumber can swap the rod.

Leak credits and home repair help
If you find and fix a leak, Thornton may grant a tier adjustment: you still pay for all the water used, but Utility Billing can credit some or all of the higher-tier charges. Send a receipt for the repair or part to Utility Billing at 303-538-7370. The city's WaterSmart portal can send leak alerts so a dripping relief valve or failing tank doesn't run for a whole billing cycle.
The city's Help for Homes program assists low- to moderate-income homeowners with repairs for health, safety and energy efficiency, and installing new water heaters is on its list. Contact Community Connections at 720-977-5800 for the application.
Xcel gas and plumbing permits
About 70% of Thornton homes heat with natural gas, which Xcel Energy supplies, and 28% with electricity. The city's permit guidance says plumbing permits are required for all plumbing work, naming water heaters and water softener systems. State plumbing rules (3 CCR 720-1) also require a permit and inspection for every residential water heater installation, according to Loveland's Building Division.
