Water Heater Repair in Massachusetts
Some of the oldest homes in the country, with gas tanks in cold basements. If your water heater has quit, is leaking or can't keep up, call and get a plumber out to your home.
Common water heater problems in Massachusetts
Old homes, old basements. In Milton, 46% of homes were built before 1940, and Rockland and Scituate are not far behind. Tight basements and older venting matter when a heater is repaired or replaced.
Permits are the rule. Massachusetts requires a permit before plumbing or gas work is installed, replaced or repaired. A licensed plumber pulls it, and an inspector checks the job.
Storm-season outages. After a nor'easter, a gas heater may need its pilot relit and an electric heater may trip its reset switch.
Average January lows run about 17°F to 22°F across the towns we cover, with 115 to 141 nights a year at or below freezing (NOAA normals).
Most towns we cover pump their own well water, and several treat it for iron and manganese. Norwell calls its groundwater naturally corrosive, and Milton drinks MWRA reservoir water.
Eversource in most towns, National Grid in Abington, Braintree, Milton and Rockland, and both in Hanson
Before the plumber arrives
- Leaking? Close the cold water valve on top of the tank.
- Turn off the gas valve or the breaker.
- Smell gas? Leave the house and call your gas company or 911 from outside.
Cold water in, more work for your heater
When the ground freezes, the water coming into the tank can be 40°F or colder. Your heater runs longer for every shower, and a worn thermocouple, element or sediment-packed tank is often the first thing to quit in Massachusetts.

Which towns do you cover in Massachusetts?
We cover the South Shore, including Scituate, West Bridgewater, Randolph, Duxbury, Abington and nearby towns. Call and we'll check your address.
Why do water heaters fail more in winter?
Colder incoming water makes the heater run longer and harder. Weak parts and sediment-packed tanks tend to fail during the first cold weeks.
Is it worth repairing an old water heater?
If the tank leaks, or it is about 10 or more years old and needs a big repair, replacement is usually the better value. A younger heater with one failed part is usually worth fixing.
