Leaking Water Heater
Where the water is coming from tells you almost everything. Leaks from valves and fittings can usually be repaired. A leak from the tank itself means the steel has rusted through, and the heater has to be replaced.

Find the leak, find the fix
| Situation | Usual cause | Typical cost |
|---|---|---|
| Top of the tank | Loose inlet or outlet fittings, failed dielectric nipples | $150 to $350 |
| Relief valve pipe | High pressure, thermal expansion, worn T&P valve | $150 to $400 |
| Drain valve at the bottom | Worn or loose plastic drain valve | $100 to $250 |
| Bottom of the tank itself | Tank rusted through from inside | Replacement |

Leaking Water Heater, explained
Why tanks start leaking
Every tank has an anode rod that corrodes so the steel doesn't. Once the rod is used up, the water attacks the tank. Hard water, soft acidic water and high water pressure all speed this up. When the tank wall rusts through, no part swap can fix it.
A dripping relief valve is a warning
The temperature and pressure relief valve opens when pressure or temperature is too high. Occasional drips can come from thermal expansion, especially on homes with a check valve or pressure regulator. Constant flow means something is wrong and needs a look today.
Leaks you might mistake for the heater
Condensation on a cold-start gas tank, a nearby furnace humidifier or a sweating cold pipe can look like a leak. The plumber confirms the source before quoting any replacement.
Do this first
- Close the cold water valve on the pipe going into the top of the tank.
- Turn off the heat: set the gas valve to off or pilot, or switch off the breaker.
- Stay clear of the relief valve pipe. The water can be scalding.
- Move boxes and valuables and put down towels.

Can I keep using a leaking water heater?
Not if the tank itself is leaking. It can let go suddenly. Shut off the cold water and the heat source until it's checked.
Is a leaking water heater covered by warranty?
Most tank warranties cover a leaking tank for 6 to 12 years, but labor and installation usually aren't covered. Have the label with the serial number ready.
How fast can a leaking tank be replaced?
Often the same or next day, depending on the size and type you need and local permit rules.
