Water Heater Repair in Annville, PA
Annville is an old college town with a historic district at its center. About a quarter of its homes heat with oil, and nearly four in ten are rented. If your water heater has quit or is leaking, call and get a plumber out.
What shapes water heater trouble in Annville
Creek-fed water and new pipes
Annville Township is part of Pennsylvania American Water's Hershey system, which draws almost all of its water from the Swatara and Manada Creeks. The system's 2025 report put hardness at an average of 86 ppm, ranging from 38 to 158 ppm across the year. In the fall of 2025 the company replaced aging main, some of it from the 1920s, along several streets in Annville and Derry townships.
The company is also going door to door across the Hershey system in 2026 to identify what each home's service line is made of, and Annville Township is on its list. It owns the line from the main to the curb stop, and the homeowner owns the rest. If either part turns out to be lead or galvanized steel, it says it will replace the line at no direct cost to the customer. Main and service line work can shake loose sediment, so run a cold tap until it's clear before using hot water.
Oil heat and the historic district
The median Annville home dates from 1959, and about 26% were built before 1940. About 46% of homes heat with gas, 25% with electricity and 24% with fuel oil. UGI lists Annville Township in its Lebanon County supply region. In many oil-heated homes, hot water comes from the boiler itself, through a coil or a separate indirect tank, so no hot water can be a boiler problem rather than a water heater problem. Tell us how your house is set up when you call.
The center of town is the Annville Historic District, and the township's Historic Architectural Review Board reviews exterior features that can be seen from a public street. Most water heaters sit in basements, so a straight swap won't touch that. But a tankless or power-vent heater that needs a new vent through a street-facing wall could. The township asks anyone with business for HARB to contact the office at least ten days before the meeting.
Rentals, students and licenses
About 39% of Annville homes are rented, many of them close to Lebanon Valley College. Every residential rental unit needs a township license under Chapter 11 of the township code, with a separate application for each unit, and fees for existing units are due by December 31. Owners who live more than 30 miles away must name a local agent within 30 miles of the township.
That agent is the person to call when the hot water goes out. If you own a rental, the township also requires a plumbing permit to install new plumbing in a home, so check with your plumber about who pulls it. Sewer is handled by the township, which runs its own treatment plant on West Main Street.
Safe steps for Annville homes
- Leaking? Close the cold water valve on top of the tank.
- Turn off the gas valve or the breaker for the heater.
- Gas smell? UGI lists Annville Township in its supply regions. Leave the house, then call UGI at 800-276-2722 or 911 from outside.

Who supplies water in Annville?
Pennsylvania American Water, through its Hershey system, which draws mostly from the Swatara and Manada Creeks. Annville Township runs its own wastewater treatment plant.
Is my Annville service line being checked for lead?
Pennsylvania American Water is canvassing its Hershey system in 2026, including Annville Township, and says it will replace lead or galvanized lines at no direct cost.
Do I need HARB approval to replace a water heater in Annville?
Not for a basement swap, as a rule. HARB reviews exterior features visible from a public street, so a new wall vent in the historic district is worth asking the township about first.
Why is there no hot water in my oil-heated Annville home?
In many oil-heated homes the boiler makes the hot water, through a coil or an indirect tank. If the boiler is down, the hot water usually is too.
